How to read it

Why the long term changes everything

SBA loans win on amortization as much as on rate. The same $1,000,000 at the same rate is a very different business over 10 years versus 25 — and the 25-year option is what makes owner-occupied real estate work for a small company.

7(a) rates are typically variable and tied to prime, so run your numbers at a rate above today's to see whether the payment still fits if prime moves. 504's SBA portion is fixed, which is a large part of its appeal.

Budget 45 to 90 days for closing and expect a real document package: two years of business and personal returns, a YTD profit-and-loss statement and balance sheet, a debt schedule, and third-party costs like appraisal or environmental review on real estate.
